Curative Title Class

Curative title work is a discipline that’s not very well understood, because its similar to a car jack, that’s not used often and forgotten after that happenstance use.  But, some of the best real estate deals come with clouded titles and practitioners who learn to effectively remove the cloud, or bring the real estate title to an insurable state, find that these are the most profitable deals yet. Think about it, a new Cadillac that is perfect sells for a premium, but one that requires lots of work sells for a discount much greater than the hard cost of those repairs. Fixing real estate title problems are no different. 


The material is presented by Logan Fullmer and several real estate attorneys. This course delves deep into the relationships between the judicial system that effects real estate, title company perspective, and the investors perspective and how those all influence the role of the curative title practitioner, and most importantly, what the curative title practitioner actually does.  During the class common title problems are examined along with solutions, and excitingly followed by case studies.  After this class you will understand how to examine real estate with title problems, know how to analyze the business case for or against a curative title project, and what resources are necessary to take the project on successfully. BONUS: Several Texas do a fire side chat about the ways to obtain access to landlocked land in Texas. Parts of the material does include Texas specific information, and a large portion is more strategic and business case based so it does not only apply to Texas real estate.
